About Duplicator Building Chicago
Located at 530 S Dearborn Street, the Duplicator Building is an 1886 commercial structure at the north end of Chicago's Printer's Row neighborhood. For most of its history it was occupied by printing, engraving, and bookbinding firms — a common story for buildings on this stretch of Dearborn Street during Chicago's printing-industry heyday.
Today, Duplicator Building Chicago is no longer a standalone commercial building. It was combined with the adjacent Morton Building in a 1980s renovation and now operates as part of Hotel Blake.
Duplicator Building History
Completed in 1886 and designed by architect Edward P. Baumann, the building was originally occupied by the Franklin Engraving and Electrotyping Company, according to period city directories. Over the following decades it housed a rotating cast of Printer's Row tenants typical of the neighborhood, including the Smith-Colbert Printing Company, the Poole Printing Company, the American Printing and Binding Company, and Rubel Bros. — an 1892 news account of a small fire in the building described it as an eight-story structure "occupied almost wholly by printing and binding firms."
In November 1984, developer Paul Stepan & Associates purchased both the Morton and Duplicator Buildings with plans to combine them into an 85,000-square-foot, 140-room hotel. A 1986 renovation — financed by an $8.15 million construction loan, designed by Booth Hansen & Associates, and built by W.E. O'Neil Construction Co. — joined the two historic structures (plus new construction) into what opened as the Morton Hotel in 1987. The property has since been rebranded and today operates as Hotel Blake.
